Investor 1

Summary

I met investor 1 in 2020, who recently sold her investment unit at a loss of $60k. It was a freehold condo just 5 minutes walk from Farrer Park MRT.

Affected by her first property investment, she has many concerns and is wary of her next move. Some of her concerns were that she felt property prices are high and wonder how bullish the market can go, will the price drop after she buys amidst talks of cooling measures, can she safely exit with good profit in 5 to 8 years time, is the rental market healthy in the long run so her property is sustainable.

We had discussions via zoom where I helped her understand our current property market position with past trending and future analysis. I also shared with her my 7 key factors which she can apply to identify low risk, good investment properties with a clear exit plan.  

After shortlisting my recommendations and going through the numbers, we selected a good unit which gave her the confidence to commit. Today, she owns a 2 bedder unit with paper gain of $35k within a week of purchase.

She commented that she spoke to many agents and she found my investing philosophy to be very conservative and safe, which is assuring compared to others that over-promise high returns and are risky.
