A $332K Capital Gain in 2 years... here's how andrew & kim did it

Andrew & Kim, 52 and 50, a civil servant and a teacher, respectively, faced a critical decision as they neared retirement. 

Living in their 3-bedroom condo ‘Sunglade’ (1,184sqft) since 2010, which they purchased for $980,000, they were keen to restructure their property portfolio before their CPF funds were locked in at 55. 

Concerned about the lease decay of their condo and desiring to make one last profitable investment, they aimed to find a property that would retain value in the long term.

Affordability was a key concern for them, considering their age. 

They valued the convenience of their current location near MRT and malls but were wary of financial overstretch in acquiring a new property.

After analyzing their financial situation, I found that selling their existing condo Sunglade would yield about $280K in cash, with a combined CPF of around $850K

To ensure sustainability, we targeted a property below $1.7 million, leaving them with a substantial reserve fund. This approach meant they could comfortably cover almost 8 years of loan repayments.

Addressing the conflict between investment and homestay requirements, I recommended the Rent + Rent option. 

This is when they choose to rent out their new condo, while renting out another condo for their own homestay.

You might be thinking… why rent out the condo you just bought?

Simple.

If they’re buying the condo for ownstay purposes, this condo would likely have not been the best pick from an investment perspective because there’s usually no “perfect” condo – it’s a give and take situation.

But with the Rent + Rent method, you get the best of both worlds.

First, they can rent anywhere in Singapore that best fits their family’s situation.

Second, they then buy a condo purely for investment purposes – meaning they buy the condo with the highest forecasted ROI without caring if its suitable for their family (because it’s purely for investment, not ownstay).

The goal is for the rental income from your new condo to minimally cover your rent expenses, so whatever capital gain your new condo sees will be pure profit.

This strategy would allow them to invest in a property with strong market potential while renting a residence that suited their daily needs.

Consequently, Andrew & Kim purchased a 4-bedroom unit (1,238 sq ft) at ‘Treasure at Tampines’ for $1,668,000 ($1,347psf) solely as an investment, while renting a suitable home in Bishan. 

Their investment choice was informed by several key factors:

Entry Price Analysis

The entry price for Treasure at Tampines was notably low for the region. At $1,347psf, it was safer compared to older resale projects in Tampines transacting around 1,200psf, making it an attractive investment.

Quality

The development’s well-designed layout, focusing on functional and spacious living, was ideal for family-oriented buyers and investors.

Exit Plan

Treasure at Tampines stood out in its area, with less direct competition than other Tampines projects. The demand from HDB upgraders in the mature estate made it a logical choice, especially for a larger unit like a 4-bedder, which is in shorter supply.

Their strategy paid off when a similar unit at Treasure at Tampines was sold for $2M in October 2023, indicating a potential capital gain of $332K in just two years.

By choosing to rent in Bishan for $3.8K monthly and leasing out their Treasure at Tampines unit for $5K, Andrew & Kim optimized both their living situation and financial investment. 

This arrangement saved them $1.2K per month compared to living in Treasure at Tampines, while the rental income from their investment property covered its mortgage. 

As a cherry on top, they’re also sitting on a $332K capital gain that they can choose to cash out.

This not only provided them with their preferred living situation but also ensured their investment property was self-sustaining, with significant potential for future capital appreciation, supported by its young lease.

The case of Andrew & Kim highlights the importance of strategic planning in property investment, especially as one approaches retirement. 

Their balanced approach to meeting their immediate living needs and securing their financial future, backed by a detailed analysis of market factors, led to a successful transition that strengthened their financial position as they moved towards retirement.

Let me share with you the reason why I got into this industry in the first place:

I saw how my parents were LOSING money with their property without even knowing it!.

Years ago while I was still young, my parents had a brief discussion if they should upgrade from their $300K HDB flat to a specific Executive Condominium (EC) near our HDB worth about $600K.

Today, they find themselves in a situation where their fully paid HDB flat is more of a financial burden than a retirement asset. 

They’re stuck with an asset that doesn’t align with their retirement needs, one that doesn’t offer the liquidity or the financial freedom they anticipated.

This personal experience with my parents opened my eyes to the importance of strategic property decisions.
